Sanford man dies after golf cart accident

PORTLAND, Maine (AP/NEWS CENTER) - The Cumberland County Sheriff's Office says that a Sanford man has died from the injuries he sustained after an accident in a golf cart.

The Cumberland County Sheriff's Department says 52-year-old John MacKay from Sanford was thrown from the golf cart that was being operated by a Massachusetts man Saturday night in the town of Casco.

Deputies arrested,?and charged,?the golf cart operator, 59-year-old Gary Belinsky from Westford, Mass., for drunken driving.

He was released Sunday morning on $300 bail from the Cumberland County Jail. Jail paperwork didn't indicate if he'd hired an attorney, and the phone at his Massachusetts home rang unanswered Sunday.

Officials say the incident is an ongoing investigation.

Excellent Tips To Help You In The World Of Commercial Real Estate

Locating the correct kind of commercial real estate to open up a business can be extremely hard if you don?t know where to search. The following article will help you find your way through your commercial real estate endeavor.

You should negotiate if you are the seller or the buyer. See to it that your concerns are heard and all you want is a fair price when it comes to the property.

Take into consideration the local unemployment levels, average income, and job market before investing in real estate. Think about what locations are near where you are thinking of buying. Hot spots are usually around places like hospitals or universities because the surrounding neighborhood is going to be more lively and open with jobs available.

TIP! To prepare for any sizable investment in commercial real estate, investigate indicators of fiscal health around the property in question, such as average income levels for nearby residents, rates of employment and unemployment, and whether jobs in the area are rising or falling. For example, buying a home near a large employment center, such as a university or hospital, will lead to a higher value and faster sale down the road.

Always remain calm and patient when dealing with the commercial real estate market. You should never rush into a possible investment. A poorly thought out investment might soon give you many regrets. Be prepared to wait as much as a year for a suitable property to come available in your area.

There are many informational websites available that aim to provide new and seasoned real estate investors with the necessary information. No one can ever honestly claim that they know too much.

The location of your commercial property is key to its value and its potential suitability for what you have in mind. Consider how the neighborhood will affect business. Also, consider local growth projections. You need to be sure that in five to ten years later, the area will still be growing.

TIP! Use your digital camera to take photographs of every room from all angles. Make certain that the pictures show irregularities, such as holes or bad paint on walls, carpet stains, and bathtub or sink discoloration.

You will probably have to put a lot of effort into your new investment at the beginning. Hunting for the opportune property will take time and effort, and even after you have purchased it, upgrades and reconditioning might be necessary. Don?t throw in the towel because the process is taking too long to complete. Your rewards are down the road, and they are worth it.

Do your best to have your properties occupied at all times. Vacancies cost you money, because you have to pay for maintenance and upkeep without drawing income from them. If occupancy is low, you may want to see if something is wrong with your property, and if there is, fix it.

If you put the commercial property up for sale, have it inspected. If anything turns up during the inspection, you should immediately address the problem.

TIP! It is easy to get emotional when you are venturing into the commercial real estate market, but is is very important to stay patient and remain calm. Don?t make any hasty investment decisions.

Take a tour of any property that you are interested in. Consider going with a contractor when you are looking at places you want to buy. Submit a first offer and solicit counteroffers. Consider counteroffers carefully prior to responding.

Using a checklist is useful when you have multiple properties that you are considering. Allow yourself to consider the initial proposal responses, but avoid carrying it any further without informing the current owners. You should not have any hangups about letting the owners know that you are still deciding on other properties. This could help you score a better deal.

You may have to make some repairs or improvements to your property before you can move in. For example, you might neat to repaint or purchase new furniture. However, in other cases, reconfiguration of the walls will be required. When negotiating, you should discuss who will pay for the improvements you?ll have to make, and should see if the current owner will cover some of your costs.

TIP! Commercial transactions are significantly more time-consuming, complex and involved than the home-buying process. Keep in mind, though, that the complexity is required to ensure that your real estate investment gives you a high return.

Commercial real estate has many brokers to offer. Some agents represent tenants only, while brokers work alongside tenants and landlords alike. You may benefit from using a broker who works exclusively with tenants, due to the singular focus.

Scrutinize any disclosures made by a real estate agent whom you intend to hire. Some agents work for a dual agency. If so, the agent will represent both sides. In other words, the agency represents the landlord and the tenant simultaneously. It should be disclosed if there?s a dual agency, along with an agreement by both parties.

TIP! Your investment may require substantial amounts of your individual time and attention in the beginning. It will take time to find an opportunity that is profitable, and afterwards, you may have to wait for repairs and remodeling before you can start monetizing your investment.

All these tips are useful when it comes to selling or purchasing commercial property. The information in this article will help you set up strategies for staying on top of all the information you need to monitor and hopefully help you avoid those costly mistakes.

Berkshire profit rises 46 percent, helped by economy

By Jonathan Stempel and Jennifer Ablan

(Reuters) - Warren Buffett's Berkshire Hathaway Inc

on Friday said second-quarter profit rose 46 percent, boosted by improved demand in such businesses as car insurance, energy and railroads, as well as gains from investments and derivatives.

Operating results topped analyst forecasts, reflecting how many of Berkshire's more than 80 businesses are benefiting from growth, however modest, in the U.S. economy.

"It's about as good as you could expect," said Jeff Matthews, a Berkshire shareholder and author of "Secrets in Plain Sight: Business and Investing Secrets of Warren Buffett." "Berkshire's earnings are very similar to the economy - not shooting the lights out but still growing."

Buffett, who turns 83 later this month, has run Omaha, Nebraska-based Berkshire since 1965, and favors businesses with consistent earnings power.

In June, he spent $12.3 billion to buy part of H.J. Heinz Co, the maker of ketchup and Ore-Ida potato products. A month earlier, the world's fourth-richest person told shareholders at that in looking for companies to buy, "we're going to find most of our opportunities in the United States."

Quarterly net income for Berkshire rose to $4.54 billion, or $2,763 per Class A share, from $3.11 billion, or $1,882 per share, a year earlier.

Operating profit rose 5 percent to $3.92 billion, or $2,384 per Class A share, from $3.72 billion, or $2,252 per share.

Analysts on average expected operating profit of $2,170 per share, according to Thomson Reuters I/B/E/S.

Revenue rose 16 percent from a year ago to $44.69 billion. Book value per Class A share, Buffett's preferred measure of growth, rose 2 percent from the end of March to $122,900.

BURLINGTON NORTHERN, GEICO

Profit rose 10 percent at the Burlington Northern Santa Fe railroad to $884 million as higher revenue from shipping consumer products, industrial products and coal offset lower revenue from agricultural products.

Rising prices and higher customer loads helped drive a 10 percent increase in profit from its MidAmerican Energy utilities and energy unit to $279 million.

Meanwhile, pretax underwriting gains more than doubled at the Geico car insurance unit to $336 million, as premiums earned grew by 11 percent while underwriting expenses fell.

Businesses benefiting from growing sales included the NetJets corporate plane unit, the Clayton Homes manufactured housing unit, and the Forest River recreational vehicle unit.

Other businesses fared less well. Underwriting gains in reinsurance operations, including General Re, declined in part from catastrophe losses tied to European floods.

Berkshire also said growing price competition and "relatively sluggish customer demand in certain markets" hurt earnings at its Iscar metalworking, Lubrizol specialty chemical and Fruit of the Loom underwear businesses.

HEINZ REDUCES BERKSHIRE CASH STAKE

The quarter also included $622 million of net gains from investments and derivatives, compared with a year-earlier $612 million net loss.

Accounting rules require Berkshire to report these sums with its earnings, and Buffett believes the amounts in any given quarter are often meaningless.

The company's cash stake shrank during the quarter to $35.7 billion from $49.1 billion, largely reflecting the purchase of Heinz by Berkshire and Brazilian investment firm 3G Capital.

Another $5.6 billion in cash will go toward the purchase of Nevada utility NV Energy Inc by MidAmerican Energy, which is expected to close in the first quarter of 2014.

And this week, building supply unit MiTek Industries said it bought Benson Industries LLC, which designs curtain wall systems for buildings such as One World Trade Center and the United Nations Secretariat, for an undisclosed price.

Berkshire also owns tens of billions of dollars of common stocks such as Coca-Cola Co , International Business Machines Corp and Wells Fargo & Co .

In Friday trading, Berkshire Class A shares closed up $800 at $176,500. Its Class B shares rose 54 cents to $117.82.

Texas, California, Florida Sites Get Customs Program

MONTPELIER, Vt. (AP) ? Six locations in Texas, California and Florida are going to be taking part in a pilot program designed to reduce the time people have to wait while entering the country by having the sponsoring organization help pay the costs of additional border officers.

The Dallas-Fort Worth International Airport; El Paso, Texas; the South Texas Assets Consortium; Houston Airport System; and Miami-Dade County, in Florida, would join a project already underway between Tijuana, Mexico, and Otay Mesa, Calif.

The areas will make payments that will be used to cover salaries of additional staff, overtime and services such as inspections.

More than a dozen locations around the country applied for the program.

One of the groups to be rejected was Vermont?s Jay Peak ski resort, which gets 55 percent of its business from Canada. The border is just a few miles from the resort.

Border Protection said the proposals from each applicant were reviewed and ranked based on criteria including the impact on current border operations, health and safety issues, and community and economic benefits. The agency will complete the negotiations with the five applicants by the end of the year.

The agency is also finalizing the terms of the Tijuana Cross Border Terminal, which will allow ticketed travelers to cross between the Tijuana airport and Otay Mesa. Construction on that project could begin at any time.

Why China is so worried about 7 percent growth

Most countries would welcome that. But China fears unrest if the economy slows much more.

By Peter Ford,?Staff Writer / July 31, 2013

Workers cut enoki mushroom into equal lengths at a mushroom processing factory in Shanghai, China, Monday, July 29. China's manufacturing activity has fallen to an 11-month low, a disappointing performance that puts pressure on Chinese leaders to reverse a deepening slowdown in the world's second-largest economy.

Eugene Hoshiko/AP

For the second time in two days a top official has pledged to keep Chinese growth rates at a respectable level, despite ominous signs that factories around the country are slowing down. Yesterday it was President Xi Jinping himself making the promise, and that?means Beijing means it.

The government?s target, 7.5 percent this year, would sound good almost anywhere else in the world. For China, it would be the slowest rate in two decades. And if growth falls below 7 percent, the official thinking goes, that could lead to rising unemployment and social unrest ? which is what the ruling Communist Party fears most.

The trouble is, Beijing does not have many options. China?s extraordinary economic growth until now has been driven by exports and by massive investments in roads, railways, and industrial infrastructure, along with the debt incurred to fund all that construction.

But export growth is falling as the rest of the world struggles to pull itself out of the 2008 economic and financial crisis. And the government is clearly worried that its debt burden ? anywhere from 46 percent to 78 percent of GDP, depending on whose estimates you believe ? is becoming unmanageable.

Prime Minister Li Keqiang, the man in charge of the economy, has said his government will not take the easy way out in the face of slowing growth, as it did in 2008 when the authorities came up with a stimulus package worth nearly $600 billion.

Those debts are coming home to roost now. And auditors are fanning out across the country to inspect local governments? books, to get an accurate picture of how much money local authorities have borrowed in recent years behind Beijing?s back.

The idea is that China will ?rebalance? its economy away from traditional drivers and toward more domestic consumption, which means raising citizens? disposable income.

That is good news for the rest of the world, and for any foreign company making things that Chinese consumers might want to buy. The Chinese market is already huge; if Chinese shoppers had more money to spend it would be even more attractive.

But this plan will take time to work ? assuming that it does work. And until it does, tighter credit and less reliable export growth are bound to mean slower GDP growth.

Many economists say that even 7.5 percent a year is unrealistic and that China?s leaders will have to find a way to live with 5 percent or 6 percent ? and with whatever implications that has for joblessness.

But one thing is sure, in a country where economic data are often opaque and the government controls all the information. If Xi Jinping promises 7.5 percent growth, that is what the end of year figures will say, whatever the underlying reality. The president cannot be wrong.?

As Reuters reported:

China?will meet its economic?growth?target of 7.5 percent this year as authorities will continue to implement prudent monetary policy and keep market liquidity relatively ample, the chief of the top economic planning agency said on Wednesday.

Xu Shaoshi, chairman of the National Development and Reform Commission, also said in a live webcast that the government will unveil an urbanization plan in the second half of 2013 and will push ahead with housing registration and land reforms.

Xu's comments are the latest from top officials to affirm?China's plans to transform its economy and reassure markets it is on track to meet its goals. On Tuesday the politburo,?China's top decision making body, vowed to keep?growth?steady while pressing on with reforms.

"We are confident, and have the necessary means and the ability to achieve this year's economic?growth?target of around 7.5 percent. But we also need to make arduous efforts," Xu said in the webcast on the central government's website.

Top leaders have made clear they will accept a slowdown in?growth?as they restructure the economy away from dependence for?growth?on exports and manufacturing, and towards one driven by consumption and services.

However, they have indicated that annual?growth?should not be allowed to slip below 7 percent.

Getting rural workers to move to the cities is part of the transformation effort as the government sees it as boosting consumption, which it wants to make the main engine of?growth.

"We will push forward reforms on household registration system, land, fiscal and financial areas, social security and so on while improving the quality of urbanization," Xu said.

Concrete Leveling Works In Akron

Akron and Canton two cities located in Ohio have the best and the top concrete leveling companies. These offer top notched services with a guaranteed off between 50 to 75 percent when compared to replacement or tearing down services. Unlike the traditional replacement methodconcrete leveling in Akroncorrects the lowered slab by altering the foundation that the surface sits on making it a cheaper alternative for small businesses and private homes.

Several advantages other than the save in money can also be quoted for both concrete leveling inAkron and Canton. These include a great save in time. This means that unlike the replacement and tear down services concrete leveling can be completed within hours and the same corrected slab can be used on the same day of the repair. Concrete leveling at Canton also helps in maintaining a uniform slab colour. Reductions in energy utilization end environmental problems are some of the other advantages.

To raise the concrete slabs a portable pump and hose equipment is used which pumps the slab to rise up to its original level under a hydraulic pressure. This pressure is created using a mixture of crushed limestone and water that is pumped into a small hole drilled into the respective slab. Once the slurry is filled within the void under the slab it raises back to its original position. This void may occur due many natural reasons including soil erosion.

This technology that has been available for the public to use for over 50 years is mostly not aware by the general public. But once one uses it they will most likely say that it is the best and most neat method. But like everything concrete leveling also has its disadvantages. Although limited and few, it does require a quick mentioning. Concrete once raised to a level cannot be lowered. Sometimes the limestone slurry that is filled in the void can shrink which in turn causes a small lowering of the slab up to half an inch. Another major disadvantage is that concrete leveling works are seasonal works that is only done from April to October due to the freezing conditions during other months. But special discounts are given to customers who book in advance

All concrete leveling at Canton and Akron offer a warranty for their work. This ranges from 1 year to 5years along with their guaranteed off of from 50 to 75 percent when compared with replacement works. They also make sure the work is done accurately and carefully and by the best equipment?s available.

Sony 'Honami' leak shows G-Lens on board with a 20 MP sensor

Sony Honami

Possible magnetic docking pins are also pictured, along with an alleged shot by the 'Honami'

The upcoming "Honami" may be Sony's next big leap in smartphone photography, and it has decided to pose for some pictures of its own. As we saw with the previously leaked render, the "Honami" does in fact have the Sony G-Lens labeling on its back. Resolution and focal length are replaced with temporary "X" values, but a photo of the software does show a 20 MP camera setting. There is also a picture of the phone's side, with what appears to be magnetic pins for docking.

A photo that was allegedly taken using a Sony "Honami" prototype was uploaded to Facebook, but thanks to the social network's removal of EXIF data and resizing of the image, it cannot be confirmed.

Additional photos can be found after the break.
